The problem

Significant assets.
No professional oversight.

The Malayalee diaspora is among the most financially committed communities in the world — remitting over ₹2 lakh crore to Kerala every year. Yet the estates, properties, legal obligations and family interests that wealth has created are, for most families, unmanaged, unprotected, and in time, unknown to the next generation.

Diaspora households with a locked home
Of the 10–18L vacant homes locked and unoccupied across Kerala, most are owned by families abroad — an estimated two in three overseas households have a property standing empty, unmanaged, and slowly deteriorating. Est. from Kerala government / KSSP survey figures against ~2.1M diaspora households (CDS Kerala Migration Survey).
₹60,000+
Average unclaimed exposure, per household
₹67,000 Cr+ lies dormant and unclaimed in Indian banks — rising 26% year on year. Applying Kerala's ~20% share of national NRI remittances as a proxy for its share of these deposits suggests a meaningful, quietly forgotten sum per diaspora household. Est. from RBI 2025 figures.

Households facing a property case
7.3M property cases are pending before Indian courts. Scaled to Kerala's share of the national population, roughly one in every twelve diaspora households may have an unresolved Kerala property matter before the courts today. Est. from NITI Aayog / Supreme Court of India figures.

To resolve a dispute, once it starts

Odds a family dispute is property-related
Property disputes are the single largest category of civil litigation in India. An unoccupied, undocumented Kerala property without a trusted representative on the ground is exactly the kind of asset that ends up here. Source: Supreme Court of India, 2025.
₹5L
Sent home, per member, per year
Kerala receives ₹2 lakh crore in NRI remittances every year — 20% of India's total — across an estimated four-million-strong diaspora. That is roughly ₹5 lakh sent home each year, per person. The commitment to Kerala is financial, not just emotional. Est. from RBI / SLBC 2025 figures.

Most NRI property disputes become possible because the property is unoccupied, undocumented, or left without a trusted and properly authorised representative on the ground.

What we are

The family office model.
Reimagined for the Malayalee diaspora.

The family office has long been the instrument of choice for distinguished families managing considerable wealth — one trusted relationship, one point of accountability, decades of discipline. ExpatsOne brings that same standard to the Malayalee diaspora: a single, accountable relationship for every Kerala interest, staffed by an empanelled network of advocates, chartered accountants and specialists, and led by founders with decades of experience in high-complexity, multi-jurisdictional mandates across the Gulf, India and the West.

"The Malayalee diaspora has built considerable wealth and deep roots in Kerala. What has been absent is a professional infrastructure to protect and manage those interests with the rigour they deserve."

What we resolve

Discreetly handled. Quietly resolved.

Asset Protection — Inheritance

Inherited property in Thrissur — title not transferred, family dispute, documents missing

A UK-based Malayalee inherited property after her father died intestate. Three siblings in three countries. No Will. Title not transferred. ExpatsOne managed the full succession — legal representation, document retrieval, and family mediation across jurisdictions.

Concierge

Elderly mother alone in Kozhikode — medical emergency, no trusted contact on ground

A Gulf-based Malayalee called with a situation. No service list needed. ExpatsOne deployed an on-ground coordinator within hours — the family had one contact, one update line, and one outcome.

Concierge

Father's grave in Ernakulam — unmaintained for three years, anniversary unobserved

A Canada-based family had not been able to observe their father's death anniversary or maintain his grave for three years. ExpatsOne now manages the grave, co-ordinates the annual ceremony, and sends photo documentation to the family after every visit.

Common questions

What every discerning Malayalee
abroad asks us.

How do I find out what my Kerala property is worth today?

Use the Kerala Fair Value Estimator — available free to all Kerala Connect members. For a formal valuation with survey and documentation, that's an Asset Desk matter.

Can I sell my Kerala property without returning to India?

Yes, in most cases. ExpatsOne manages the full sale process — legal, documentation, and FEMA compliance for repatriation — through empanelled specialists. A Power of Attorney is typically required.

My parent died without a Will. What happens to the property?

Intestate succession is governed by personal law in India. The process depends on religion, number of heirs, and the nature of the property. ExpatsOne can assess the situation and manage the full succession process.

There is a family dispute over inherited land. What can I do from abroad?

ExpatsOne deploys empanelled advocates with mediation and litigation experience. We manage the matter from Kerala without requiring the client to travel for routine steps.

If I sell my Kerala property, can I bring the money back to the UK or UAE?

Yes, subject to FEMA compliance and RBI regulations. ExpatsOne manages the full repatriation process — from sale documentation to bank remittance.

My elderly parents are alone in Kerala. How do I ensure they are properly looked after?

ExpatsOne's Concierge Desk handles eldercare — from regular welfare visits and medical escort to emergency response and hospital liaison. Available as a standing arrangement or per-incident.
